Abstract:

Unternehmen sind zunehmend mit strukturellen und dynamischen Veränderungen in ihrer Unternehmensumwelt konfrontiert. Diese erfordern in allen Branchen strategische Reaktionen von Unternehmen, insbesondere die Anpassungen von Geschäftsmodellen, Produkten und Dienstleistungen sowie der eigenen Fähigkeiten und Ressourcen. Dieser als Transformation bezeichnete, branchenweite, fundamentale Wandel trifft auch die Immobilienwirtschaft und ihre Akteure mit zu erwartenden Auswirkungen auf das immobilienwirtschaftliche Wertschöpfungssystem und seine Geschäftsmodelle. Die vorliegende Dissertation leistet einen Beitrag zur Erforschung der immobilienwirtschaftlichen Transformation. Sie konzentriert sich auf die vielschichtig auf die Immobilienwirtschaft und ihre Geschäftsmodelle wirkenden strukturellen Veränderungen sowie daraus resultierende strategische Anpassungen der immobilienwirtschaftlichen Akteure. Dies umfasst die Aufarbeitung theoretischer Managementansätze und deren Übertragung auf das Wertschöpfungssystem Immobilienwirtschaft, um Wirkungsverläufe und Wirkungsmechanismen der tiefgreifenden Veränderungen theoretisch abzuleiten. Mithilfe quantitativer und qualitativer Befragungen und Auswertungsmethoden der empirischen Sozialforschung überprüft die kumulative Dissertation die abgeleiteten Wirkungsverläufe empirisch und analysiert die Wirkung und Betroffenheit der unterschiedlichen immobilienwirtschaftlichen Akteure sowie deren Reaktionen und Unternehmensanpassungen an den strukturellen Wandel. Im Speziellen untersucht die Dissertation studienbasiert Flexible Office Space als immobilienwirtschaftliche Innovation und einen as-a-Service-Geschäftsmodellansatz aus der Perspektive unterschiedlicher immobilienwirtschaftlicher Akteure. Darüber hinaus analysiert die Dissertation tiefergehend die in der Unternehmensumwelt von Immobilienprojektentwicklern wirkenden relevanten Einflüsse und den daraus resultierenden Handlungsbedarf für strategische Anpassungen. Dazu gehört auch eine Analyse der Potenziale und Herausforderung des agilen Projektmanagements in der Immobilienprojektentwicklung, um auf die steigenden Anforderungen und zunehmenden Komplexitäten zu reagieren. Für diesen Zweck werden auf wissenschaftlicher Basis die bereits in der praxisorientierten Managementliteratur und auf zahlreichen Konferenzen und Kongressen diskutierten Veränderungen und Trends im Hinblick auf deren Auswirkungen auf die Immobilienwirtschaft und ihre Geschäftsmodelle untersucht. Die Forschungsziele sind überwiegend durch ein exploratives Vorgehen geprägt, um Wirkungszusammenhänge und Wirkungsverläufe zu entdecken und zu beschreiben. Gleichzeitig wird in den Forschungsdesigns theoriegeleitet und modellbasiert vorgegangen, sodass die explorativen Zielsetzungen mit dem Ansatz konfirmatorischer Forschung kombiniert werden. Zusammengenommen bewirkt die vorliegende Dissertation ein breites und tiefes Verständnis für die immobilienwirtschaftliche Transformation. Die systematische und ganzheitliche Untersuchung über alle immobilienwirtschaftlichen Akteursgruppen ermöglicht ein vollständiges Bild über die wirkenden Veränderungen und Trends sowie deren Auswirkungen auf die Immobilienwirtschaft und ihre Geschäftsmodelle. Durch die Analyse der Wirkungsmechanismen und Zusammenhänge zwischen den Einflüssen sowie den Unternehmensanpassungen leistet diese Arbeit weiterhin einen wichtigen Beitrag zur Forschung, wie strukturelle Veränderungen ein Wertschöpfungssystem beeinflussen und wie betroffene Akteursgruppen sich daran anpassen. Darüber hinaus werden praktische Implikationen und Handlungsempfehlungen gegeben, die immobilienwirtschaftliche Entscheidungsträger:innen dabei unter-stützen, die wirkenden Veränderungsprozesse zu verstehen und die immobilienwirtschaftliche Transformation aktiv zu managen. Dies ermöglicht die Einschätzung der mit Wandlungsprozessen einhergehenden Risiken sowie die Generierung von Marktwachstumspotenzialen.

Organisations are increasingly confronted with structural and dynamic changes in their business environment. These changes require strategic responses from companies in all industries, in particular the adaptation of new business models, products and services as well as reconsideration of their own capabilities and resources. This sector-wide fundamental change, known as transformation, also affects the real estate industry and its players, with expected effects on the real estate value creation system and its business models. This dissertation contributes to research on the transformation of the real estate industry. It concentrates on the multi-layered structural changes affecting the real estate industry and its business models as well as the resulting strategic adjustments taken by affected players. This includes the processing of theoretical management approaches and their transfer to the value creation system of the real estate industry in order to theoretically derive the impact mechanisms of the far-reaching changes. With the help of quantitative and qualitative surveys and evaluation methods of empirical social research, the cumulative dissertation empirically verifies the derived impact mechanisms and analyses affectedness of the different real estate industry players as well as their reactions and business adaptations to the structural change. Specifically, the dissertation examines flexible office space as a real estate innovation and an as-a-service business model approach from the perspective of different real estate actors. In addition, the dissertation thoroughly analyses the relevant influences acting in the corporate environment of real estate property developers and the resulting need for action for strategic adjustments. This also includes an analysis of the potentials and challenges of agile project management in real estate property development in order to react to the increasing demands and growing complexities. For this purpose, the changes and trends already discussed in the practice-oriented management literature and debated at numerous conferences and congresses are examined on a scientific basis with regard to their impact on the real estate industry and its business models. The research objectives are predominantly characterized by an exploratory approach in order to discover and describe interrelationships and impact mechanisms. At the same time, the research designs are theory-guided and model-based, so that the explorative objectives are combined with the approach of confirmatory research. Overall, this dissertation provides a broad and deep understanding of real estate transformation. The systematic and holistic examination of all groups of players in the real estate industry provides a comprehensive picture of the changes and their effects on the real estate industry and its business models. By analysing the impact mechanisms between the influences and the company adjustments, this dissertation also makes an important contribution to research on how structural changes influence a value creation system and how affected actor groups adapt to them. In addition, practical implications and recommendations are given to support real estate decision-makers in understanding the change processes and in actively managing the real estate transformation. This makes it possible to assess the risks associated with change processes and to generate market growth potential.
