Abstract:

Ziel der Dissertation ist die Analyse von Immobilienprojektentwicklungen in deutschen Non-Property Unternehmen hinsichtlich der gewählten Abwicklungsformen und die Ableitung von Handlungsempfehlungen zur Optimierung des Entscheidungsprozesses. Deutsche Unternehmen halten einen großen Teil ihrer eigengenutzten Büroimmobilien im Eigentum. Neben dem Ankauf von Immobilien haben sie die Möglichkeit, Immobilien im Rahmen von Neubauprojekten zu entwickeln. Dabei stehen ihnen verschiedene Abwicklungsformen zur Wahl, die sich insbesondere hinsichtlich der Zuteilung von Verantwortlichkeiten und dem Ressourceneinsatz (Sourcing) unterscheiden. Im ersten Teil der Dissertation werden verschiedene Managementtheorien hinsichtlich ihrer Anwendbarkeit auf die Sourcingentscheidung bei der Wahl einer Abwicklungsform untersucht. Die anschließende explorative Literaturrecherche zu Kriterien und Zielen bei Neubauprojekten führt zur Ableitung eines Kriterienrasters für die Wahl einer Abwicklungsform. Dieses Kriterienraster wird im nächsten Schritt bei einer Case Study Analyse verwendet. Hier wird ein Neubauprojekt als Forschungsprojekt untersucht, und dabei mittels qualitativer Inhaltsanalyse nach Mayring die durchgeführten Interviews anhand des Kriterienrasters ausgewertet. Die daraus abgeleiteten Hypothesen zum Zusammenhang zwischen den Kriterien bzw. ihrer Priorisierung und der Sourcingentscheidung werden im nächsten Schritt im Rahmen einer empirischen Studie geprüft. Aus den Ergebnissen werden Handlungsempfehlungen für die Sourcingentscheidung abgeleitet. Die so formulierten Anwendungsprofile für die verschiedenen Abwicklungsformen und die verschiedenen Entscheidungskriterien fließen anschließend bei der Entwicklung eines Entscheidungstools für die Unternehmenspraxis ein. Abschließend werden lebenszyklusübergreifende Wertschöpfungspartnerschaften als partnerschaftliche Abwicklungsform noch einmal näher untersucht und besondere Erfolgsfaktoren bei der Realisierung dieser Abwicklungsform identifiziert und erläutert.

The aim of the dissertation is the analysis of real estate project developments in German non property companies with regard to the chosen procurement forms and the derivation of recommendations for action to optimize the decision-making process. German companies own a large part of their owner-occupied office properties. In addition to the purchase of real estate, they have the opportunity to develop real estate within the framework of new construction projects. They can choose from various forms of processing, which differ in particular with regard to the allocation of responsibilities and the use of resources (sourcing). In the first part of the dissertation, different management theories are examined with regard to their applicability to the sourcing decision when choosing a form of processing. The following explorative literature research on criteria and objectives for new construction projects leads to the derivation of a criteria grid for the choice of a form of execution. This criteria grid will be used in the next step of a case study analysis. Here, a new construction project is examined as a research project, and the interviews conducted are evaluated using the criteria grid by means of qualitative content analysis according to Mayring. The hypotheses derived on the connection between the criteria or their prioritisation and the sourcing decision will be tested in the next step in an empirical study. Recommendations for action for the sourcing decision will be derived from the results. The application profiles formulated in this way for the various forms of processing and the various decision criteria will then be used in the development of a decision tool for corporate practice. Finally, life-cycle-spanning value-added partnerships as a form of processing in partnership are examined in more detail and special success factors in the implementation of this form of processing are identified and explained.
